Unbalanced Door Damage Diagnosis

The Fault Wears Its Symptoms Somewhere Else

A door that is out of balance does not usually complain about the springs. It complains about the opener, the rollers, the hinges and the top panel, in that order, and it complains about them for years before anybody connects the two.

That is what this visit is for. Working backward from the damage to the load that caused it, so that the parts we replace are not simply put back into the same grinder.

The Opener

An opener is a positioning device. A half-horsepower unit is designed to handle roughly 10 to 15 pounds of net lifting effort, because that is all a balanced door presents.

Hand it fifty pounds and it does what it is built to do: draws more current, slows, hits its force limit and reverses. People read that as a failing opener.

What we look for:

A shredded gear is a cheap part. Fitting one to an unbalanced door means fitting another next year.

The Rollers

On a balanced door the rollers guide. On a heavy one they carry, and they carry unevenly.

The tell is a flat spot. A roller that has been dragged rather than rolled wears one side of the wheel, and once it has a flat it stops turning at all and starts sliding in the track. That produces the grinding people describe as the door sounding like it is full of gravel.

Steel rollers with unsealed bearings show it first. Nylon rollers go slightly differently, deforming at the wheel rather than flattening, then wobbling on the stem.

The Hinges

Every hinge on a sectional door has a pin the roller stem sits in, and a set of holes bolted through the panel.

Under an unbalanced load those holes elongate. The hinge starts to move against the panel on every cycle, the bolt heads wear into the steel, and the section begins to sit out of square with its neighbour. Look for oval holes rather than round ones, and for shiny wear rings around the bolts.

Hinge 3 and 4, the centre positions, take the most of it.

The Top Section

This is where an over-wound door does its damage, and it is the most expensive item on the list.

If the springs hold the door up harder than they should, the opener arm has to pull the top section down against them on every close. The bracket the arm bolts to is transmitting that load into a thin steel or aluminium panel.

What that looks like: stress cracking radiating from the bracket bolts, a bracket that has begun to pull proud of the panel, or a top section visibly bowed. Once a bracket tears out, you are into panel replacement, and on an older door matching that panel is often not possible.

The Cables and Drums

An unbalanced door rarely goes out of balance evenly. Where one spring has relaxed more than its pair, or the drums have slipped, one side lifts ahead of the other. The lagging cable goes slack at the top of travel and can jump its drum groove.

We check both cables at the drum for slack, birdcaging and flattening while the door is at rest and again at full open.

What You Get

A written list of what is worn, what caused it, and what does not need doing yet. Plenty of the doors we look at need springs and rollers and nothing else, and we would rather say that than sell a door.
